We’ll go through the basics: What is the range of sale price you can likely expect to get for the sale of your house? We’ll find out where you’re headed next and what you need financially for the sale to make sense. If timing is flexible, we’ll discuss the best times to come to the market and why.
Once you’re ready, we’ll sign the listing agreement and map out what, if anything, is worth doing before you sell. I'll get bids, coordinate the work and check in along the way. We’ll handle inspections and start building the disclosure package. That process helps shape how we position and tell the story of your home.
When the house is ready, we’ll photograph, create the marketing and launch on the MLS. I'll share it within my network, host open houses and catered brokers' tours, as well set up for private showings. Depending on the market, the listing time is about two weeks before reviewing offers.
We’ll set an offer date based on activity. Provided you get multiple offers, we'll walk you through them and choose the one that best aligns. Though it’s preferable to have competitive offers, you only need one good offer. Once you accept an offer, the contract is ratified and we open escrow.
Most loans close between 21-30 days. Cash offers usually close between 7-14 days. We give you a timeline at the beginning and keep you apprised of all developments. We make sure all the details are correct for moving funds through escrow. On closing, funds are released to you, the keys are delivered to the buyer and you’re on to your next chapter.
