SELLING A HOME

That starts with preparation and transparency. We’re thorough with inspections and straightforward about what we find. We don’t gloss over issues, we surface them, address what makes sense and provide clear information so buyers can make informed decisions. Trust matters. Buyers' agents know our listings are represented honestly, which often leads to stronger, cleaner offers with fewer contingencies.



Presentation is just as critical. Buyers need to feel something when they walk through a home. We help properties be seen in a way that doesn't require too much imagination. We pay close attention to every detail, from paint colors to finishes and we work with skilled professionals to ensure quality.

We are thoughtful about where to invest. We focus on strategic improvements. Sometimes it’s removing a wall that blocks a view, or lowering a counter that cuts off a space. Often there are small adjustments that can transform how a space is experienced. Every sale is a bit different and part of the process is helping you decide where it makes sense to invest upfront to maximize your return and where it doesn’t.

SOME COSTS SELLERS CAN GENERALLY EXPECT

1. PREPARATION & PRE-SALE WORK

  • Inspections (home, pest, sewer lateral, etc.) Often completed upfront to provide transparency and reduce buyer contingencies.
  • Repairs or improvements (as needed) to prepare the home for market.
  • Staging, cleaning, landscaping and general presentation.

2. Title & Escrow

  • Escrow / closing fees (often split with the buyer).

3. Transfer Taxes & Government Fees

  • City transfer taxes (usually split evenly with the buyer. Different sale prices have different rates which vary in each city).
  • County transfer taxes (Usually paid by the seller).
  • Point of Sale Ordinance Requirements (ie. Sewer Lateral, Sidewalk, or BESO)

4. Agent Compensation

  • Listing agent's commission. 
  • Depending on the offers, you may be asked to pay the buyer’s agent's commission.

5. Prorations & Closing Adjustments

  • Property taxes, HOA dues, and any other applicable costs prorated through the close of escrow.

Valuation and TIMING

We’ll go through the basics: What is the range of sale price you can likely expect to get for the sale of your house? We’ll find out where you’re headed next and what you need financially for the sale to make sense.  If timing is flexible, we’ll discuss the best times to come to the market and why.

We’ll set a strategy


Once you’re ready, we’ll sign the listing agreement and map out what, if anything, is worth doing before you sell. I'll get bids, coordinate the work and check in along the way. We’ll handle inspections and start building the disclosure package. That process helps shape how we position and tell the story of your home.

We put your listing on the market

When the house is ready, we’ll photograph, create the marketing and launch on the MLS. I'll share it within my network, host open houses and catered brokers' tours, as well set up for private showings. Depending on the market, the listing time is about two weeks before reviewing offers.

We’ll review offers and get into contract


We’ll set an offer date based on activity. Provided you get multiple offers, we'll walk you through them and choose the one that best aligns. Though it’s preferable to have competitive offers, you only need one good offer. Once you accept an offer, the contract is ratified and we open escrow.

We’ll close

Most loans close between 21-30 days. Cash offers usually close between 7-14 days. We give you a timeline at the beginning and keep you apprised of all developments. We make sure all the details are correct for moving funds through escrow. On closing, funds are released to you, the keys are delivered to the buyer and you’re on to your next chapter.
