BUYING A HOME

 

A good real estate agent does far more than point you toward listings. Technology can show you what’s available, but it can’t truly listen. It can’t understand how you live, what matters most to you, or how your priorities evolve once you start exploring homes. That’s where we come in.

We help you clarify what you want, at times before you may fully know it yourself. We look beyond the surface to evaluate the true assets of a home: its structure, setting, location and long-term potential. We preview properties, narrow the field and guide you toward the homes that genuinely fit.

But our role goes deeper. We’re advisors, negotiators and advocates. We help you assess risk, navigate disclosures and understand the nuances of each opportunity. We know the agents on the other side of the table and how to work with them effectively. In a business that can often feel opaque, our reputation for honesty, integrity and follow-through, is one of our most beneficial tools.

Buyers often worry about overpaying or “leaving money on the table.” In a competitive market however, the strongest offer - both in price and terms, wins. Our job is to position you to succeed: to get you through the door of the right home, with the best possible strategy and at a price that makes sense not just today, but years from now.

SOME COSTS BUYERS CAN GENERALLY EXPECT TO PAY FOR: 

1. Loan & lender fees

  • Loan origination
  • Underwriting, processing, credit reports

2. Title & Escrow

  • Escrow/closing fees
  • Lender's title insurance (required if financing)
  • Owner's title insurance (often paid by buyers in Northern California)

3. Inspection & due diligence

  • Home inspection, pest, sewer lateral, roof, etc. (Usually these are completed and paid for by seller, but if not done, these would be additional costs to consider)
  • Appraisal (required by lender)

4. Prepaid costs

  • Property taxes (prorated and reserves)
  • Homeowners insurance. (often paid upfront)
  • Prepaid interest on your loan

5. Government & recording fees

  • City transfer taxes (usually split evenly with the buyer. Different sale prices have different rates which vary in each city).
  • County transfer taxes (Usually paid by the seller).
  • Point of Sale Ordinance Requirements (ie. Sewer Lateral, Sidewalk, or BESO)

We view homes weekly during brokers' tours and gain insight that cannot be found online, which we will relay.

When the right home (or homes) emerge, we analyze the value, assess risks, and decide if putting your hat in the ring is likely to garner results. There are times the probability is strong enough that it’s worth a try even if it is not a sure thing. 

We craft a thoughtful offer

We structure an offer that’s competitive and strategic. If needed, we help you write a buyer’s letter to communicate your appreciation for the house in a way that will likely resonate with the seller.

We navigate the path to closing


Once you’re in contract, we’ll guide you through every step, go over your timeline, contingencies, escrow and the steady stream of details. Our role is to anticipate what’s coming, keep things on track and make sure nothing is missed.
